In 2003, the City of Sandusky enacted Ordinance Number 2003-109 to establish a "Downtown Community Reinvestment Area". Since this area was limited to the downtown district, very few residential property owners were able to take advantage of the program.

In 2018, the City of Sandusky enacted Ordinance Number 2018-018 to expand the program area throughout the entire Sandusky municipality calling it the "City Residential Community Reinvestment Area". The program is detailed in the Ohio Revised Code, which is found in Sections 3735.65 to 3735.70.

What is a residential tax abatement?
A residential tax abatement is a program that reduces the amount of property tax owners pay on new construction, rehabilitation and/or major improvements.

How does this program benefit residents?
Residential property owners/developers rehabilitation or construction single, two- and three-family homes where the project costs are greater than $2,500 ($5,000 for three-family homes) can receive a tax abatement at a rate of 75% for 10 years on the improved value of the home. Some projects may require building permits and jobs performed by contractors that are registered with the City of Sandusky.
